Why your homeowners policy won't work
Homeowners forms (HO-3, HO-5) assume the owner lives in the home. Once a property becomes a rental, most of those forms exclude losses — leaving you exposed on a claim you thought was covered. Rewriting to a landlord / dwelling-fire policy fixes the coverage gap and usually rebuilds it correctly for how the property is actually used.

A DP-3 landlord policy typically covers the dwelling and other structures on an open-perils basis, the owner's liability for injuries on the property, and loss of rents while a covered claim is being repaired. We can add optional protection for appliances and furnishings you provide, vandalism by tenants, and equipment breakdown.

Airbnb / Vrbo hosts and owners between tenants need very different endorsements — and standard carriers often won't touch either one. We place these with specialty markets that write short-term-rental and vacancy exposures correctly, so a surprise claim doesn't turn into a coverage fight.
